How to VIEW a Property’s Tax Bill, without the APN Number

NOTE: If you already have the APN (assessor parcel number), you can skip to “part 2” below.

  • PART 1: 1. Know the Property Address,  2. Figure out the APN (Assessor Parcel Number)
  • PART 2: Plug in the APN to retrieve the Tax Bill information

PART #1 – Get the APN Number by Inputting the Property Address

The APN is four sets of three numbers (example: 000-123-123-123) . If you have a MLS sheet print out from your agent, you can find it at the top of the page. If you DO NOT have the APN … here’s how to retrieve an APN for a property you’re interested in …

At the TOP RIGHT, plug in the 1. property address and hit “search” … and then grab via “copy and paste” the 2. APN from the search results

To Retrieve a Property’s Tax Bill in Placer County

#1 Tax Bill Search


Here is the Placer County government for ALL items – generic primary website: https://www.placer.ca.gov/ (since they frequently like to change URLs instead of forwarding them – uggh).

Visit https://common3.mptsweb.com/mbc/placer/tax/search and plug in any of these three options below to gather your desired property’s tax bill. There should be a drop-down menu to select which one you prefer (APN, Assessment, or address)

  1. Option info input 1 The APN or assessment # for the property.
  2. Option info input 2 The property address for your property (I recommend numerals + just the street name, less is more)
  3. Hit SEARCH: then after you have entered your criteria (one of the options above), select / hit “search” (top right).
  4. VIEW Details: You should now have a property to select with its APN number to “View Details” (in green)

#3 Where do you see Mello-Roos?

First, what is Mello-Roos? (from the Placer County Government Website – definition below)

The Mello-Roos Act of 1982 provides a method for local governments to finance public facilities. This legislation allows taxing entities to designate specific areas as “Community Facilities Districts” (CFDs) and, with the approval of two-thirds of the qualified voters, allows these entities to issue bonds and collect special taxes (in the form of direct charges) to finance such projects. The direct charge you pay is used to make the payments of principal and interest on the bonds.

Be aware on some tax bills – info may have long text and so it may not be as readily clear how to see Mello-Roos (MR).  Another great tool is asking if the listing agent (if an active listing) has the NHD (natural hazard disclosure) which may detail if a property has Mello-Roos and possibly additional information on taxes. We have to be mindful that we’re not tax experts nor in charge of how items are marked reflecting any said tex. The best source is to contact the county tax assessor / treasurer as the gold standard, but hopefully this gets you started on understanding the property tax bill.
