Property info

MLS #223062301 – Come experience this luxurious two-acre, country escape in Meadow Vista. Stunning views from nearly every room. There’s always something in bloom bringing color and contrast to this gorgeous, landscaped front and back yard.

There have been many updates in the past few years, including: updated baths, whole house fan, re-plastered pool (converted to salt), HVAC, solid core doors, trim, whole house generator, and much more (list available upon request).

Interior of the home primarily functions as a single-story with stairs at the front entry, living room, garage/basement access, and pool. If you wish to take less stairs – you can pull up the driveway for back deck access. The seller has added a full bath to the WEST wing of the home so that your guests and 4th bedroom occupants have a lavatory + shower on that side of the house. Which also maintains additional privacy for the three other bedrooms (including the primary bedroom) away from guests while entertaining.

The seller has truly crafted a space that is functional in design with a higher-end presentation, while still maintaining a welcoming country-cabin, retreat vibe. A spacious three-car garage and basement for storage is definitely an appreciated feature. Along with the covered parking, you’ll have plenty of paved and unpaved storage solution for vehicles and boats.

You’ll love entertaining in this space with the great flow between the interior and outdoor living space. Even the primary bedroom has beautiful backyard views along with back porch access. The living room (adjacent to the fourth bedroom) has panoramic front yard views. A great private feeling property.

The property was previously used by past owner(s) for housing horses and there are solution for enclosed areas for animals on the property. There are trails nearby to explore.

An attractive pool details a beautiful water feature and is a fantastic outdoor living space for cooling off in Summer.

The whole house generator is another great addition by the current owner and do note, there is no HOA to fuss with – calling this place your home.

Location-wise – you’re just outside Auburn and shopping is not too far away (approximately 4mi from freeway access). Great dining and shopping opportunities are not too far away. You may be REALLY surprised how quickly you can get to Roseville / Rocklin for commuters (as cross-town traffic alone might take as long with some suburban commutes). You are close to an hour from Truckee.

The property backs to Point Drive (Winchester Golf Community) – quick access to great golf opportunities. See the google map / satellite view.

There are two APNs that come with the sale of this home (one is a smaller strip of vacant land). Buyer to verify all items. APN#s: 074-053-016-000 and 074-053-041-000.

Welcome home.

If there’s anything we haven’t addressed about the house or area – let us know, the seller is happy to get you acquainted to the space with answers to your questions. Welcome home.

Nearby + About Loomis

MLS #223039483 (SOLD 6/2023) – Price improvement (5/22) • Driving up to the house, it feels like a picture-perfect space and neighborhood to call home. Great curb appeal and lovely irises are in bloom (with many flowers that will soon add to the colorful landscaping). You’ll love the long and wide driveway and cute covered porch. Entering the home the foyer details custom tile work that compliments the color schemes of the home.

As you will quickly discover, this home functions primarily as a single-story home with all bedrooms on the first floor. The kitchen opens to the family room and both overlook the backyard – it’s a fantastic space for entertaining inside and outside the home.

The second-floor loft is a bright and cheery space that could work as an open fourth room, game room, guest retreat, art studio, or remote working or educational set-up. In addition to the loft, there’s also an open office area between floors to utilize.

The primary bedroom is a zen-like space that opens up to a courtyard retreat with a trellis and a nearby rose garden. A skylight in the primary bath illuminates the space and you’ll love the spacious walk-in closet that has been customized by California Closets. The bathroom details a separate shower and soaking tub to enjoy.

Heading outside to the backyard, how beautiful are those beautiful, mature trees that create a canopy of shade and the fresh new redwood deck (4/2023). A storage shed is discreetly placed in the corner of the yard. The yard includes a delicious Mandarin tree, but there is also the option of neighborhood mandarin trees to enjoy fruit from. Your side yard is ready for your green thumb with a gardening bed awaiting your first plantings.

One of the best features has to be the oversized three-car garage set-up that details a single-stall drive-thru set-up. You’ll also find garage cabinetry, attic storage access, and a utility sink.

More fantastic features: owned solar to help with energy bills, access to a catch-and-release lake (private to the neighborhood), no front-facing neighbors, a whole house fan, and you’ll love the annual neighborhood events that the HOA puts on.

Location-wise, you’re a short distance from Folsom lake and great local trails, you’re not too far from freeway access,  local and mainstream shopping and dining options, and you’ll be just over an hour from Truckee (for weekend excursions).

Be sure to check out the Flower Farm (just a block or two from the home). Yoga classes, wine tastings, paint-and-sips, holiday events, and so much more. There are so many cute farms and local business owners nearby to explore. Loomis offers a small-town feel, but isn’t too far from city amenities. You’ll have the best of both worlds.

Calling this place home, you’ll be fairly close to top-rated Loomis schools (buyer to verify zoning) and after driving around, you’ll quickly see how sports and local activities are a large part of the area. There’s always something going on for those that love indoor and outdoor activities.

Come make this house your home.

If there’s anything we haven’t addressed about the house or area – let us know, the seller is happy to get you acquainted to the space with answers to your questions. Welcome home.

Not to mention right nearby there’s many cool farms nearby to check out.

Location-wise for this specific property: you’re close to wineries, wine tasting rooms and farms (including one just a block or two away at Flower Farms – yoga, live music, pumpkin farm, and events location), beach and park access at Folsom Lake (Granite Bay, Beal’s Point, and more), boat ramp at Rattlesnake Bar nearby, equestrian stables, plus so many nearby trails to explore.

Schools – there are many options and the local schools are all highly rated. Buyer to verify zoning, but you do have Placer Elementary right nearby (a two-minute drive). And if you noticed all the D.O. logo stickers around town, you’ll quickly learn about the pride of Del Oro Golden Eagles. We have a link to the elementary/middle school and high school district above.

Shopping wise – you have Raley’s grocery store in both directions (heading to Granite Bay or towards I-80). Off the Sierra College exit you have numerous shopping and dining options – both local and chain. As well as Sierra College junior college – a top-rated junior college.

Heading west down the freeway, you also have the “The Fountains,” you’ll find weekly farmer’s markets along with an amazing outdoor shopping experience. Across the street from The Fountains – is the “Galleria Mall” with just about every local store you can think of … If you have questions about the area – we’re happy to answer!

Winter months are mandarin time – with some types in season now and others after the holidays. It’s the best immunity boost and if you haven’t had our local mandarins –  you have been missing out. Luckily at this location – you have mandarins right in your neighborhood to access as part of the HOA.

Property info

MLS #222138166 – If you have been day-dreaming of being part of the Loomis community – this is the home for you. If you are not familiar – check out the links (above/to the side) and explore all that this lovely town has to offer.

The home is nestled in the beautiful neighborhood of Miners Ravine Estate. You have no front facing neighbors and there’s great privacy in the back (see the drone photos in the carousel of photos). The curb appeal is fantastic with the covered porch, mature trees, and colonial-style symmetry. The home’s exterior paint has been recently painted so the home is fresh-feeling and inviting. You’re close to the end of a cul-de-sac – so there shouldn’t be too much traffic past neighbors and visitors. The property is nearby and faces the pond (part of the HOA common grounds) – it’s a fun catch-and-release set-up.

This beautiful Loomis retreat functions like a single-story home, but also includes a second-level loft (office/guest bedroom/game room). You can grow old in this home and not have to worry about navigating stairs to reach the bedrooms (the loft is the only interior space that’s on the second level of the house). The office is in the tandem part of the three-car garage and it is not included in the square footage of the home (but if you work remotely and need to be away from the buzz of the main house – this space is a must-have). The primary bedroom has great separation from the other bedrooms and is positioned on the north wing of the home.

Bedroom two and three are on the south wing (closest to the garage and laundry room). The second level loft is a nice size and is positioned near the great room. The primary bedroom is spacious and includes slider backyard access. The primary bath has a large double-sink vanity with a walk-in closet and a separate shower stall and tub. In the living room, you’ll find a Bose surround system (pre-wired) along with a Heos (Denon) wireless speaker set-up in the dining room and backyard. Monthly budgets are improved with owned solar – seller can upon request share a winter and summer cycle. No lease or PPA solar equipment to worry about here.  The seller has done numerous upgrades and an updates sheet will be available. The kitchen has been redone and is beautiful. More updates to the home include: owned solar, light fixtures, fence, many appliances, garage door and opener, and more.

From the seller: “We love the pool and the backyard. The yard and house are great for entertaining with the island in the kitchen a natural gathering place (both for BBQ’s – great for staging food, as well as indoor parties). The pool is very deep and everyone likes jumping off the platform. The basketball hoop is height adjustable – so it’s fun for all ages. When guests stay, we like to walk across and grab wine at Casque or brunch at Flower Farm. The neighborhood holds an easter egg hunt for the kids and grandkids of neighbors, we also have a “4th of July” party with water balloon fights, kids’ bike parade, and enjoy strawberry shortcake. Those who live in the neighborhood can enjoy the pond that’s part of the neighborhood and HOA (catch-and-release). In the common area of the community, there are mandarin trees which have a very large harvest in winter.”

One of our favorite parts of this property is definitely the backyard (see the photos at twilight). It’s a fantastic place to be active with some hoops, or to decompress and relax poolside with the fountain running in the background (a desirable PebbleTec pool). You also have a great side yard storage for RV / boat storage (buyer to verify size works for them). The current owners have enjoyed almost every corner of this lot. You can see how they have been using it – BBQ/smoker zone, outdoor dining, sleepy hammock retreat, sports court, an obstacle course for their kids, a place sharpen your golf skills, and still have plenty of room for a storage shed and more. The seller has updated the RV access gate and fence. You also have a spa hook-up closer to the primary bedroom. The seller has also added a whole house fan which  QUICKLY and quietly cools down the house (and airs out the space).

One thing you may not readily notice – if you visit in the evening – be sure to look up and see how bright the stars are! There’s no city lights to obstruct your starry view.

This home is the best of both worlds – a space with great functionality, a manageable yard without the acreage to stress over, a well-maintained neighborhood, and you can experience a different pace of life away from the suburban buzz. PLUS, you still have fairly quick access to shopping, dining, medical, and outdoor / indoor activities for all ages.

If there’s anything we haven’t addressed about the house or area – let us know, the seller is happy to get you acquainted to the space with answers to your questions. Welcome home.

Property info

CLOSED** 4/2023 – #222133320 – Come experience this stunning, one-story, newer K. Hovnanian home with a luxurious backyard retreat. This home was completed in 2021 and is the “Elizabeth” Model at Creekside Preserve. There is NO H.O.A. in this community and lower Mello-Roos (buyer to verify). The seller has completed an extensive list of all the upgrades to the home (available upon request).

Why buy a new construction home, when you can have this 2021 “turn-key ready” home with an amazing yard, pool, and spa?

The outdoor living space has been professionally landscaped and includes a custom-built pool and elevated spa, an expansive concrete patio with plenty of room for lounge chairs and outdoor dining sets, and a large covered patio and pergola space for outdoor dining and seating. Why the half pergola and half covered patio set-up? This was intentional and we think it’s genius – it’s so that the home can still get filtered light in the great room where the pergola is located, but you can stay in the protected covered patio to the right – if you want to stay out of the sun. The covered patio could easily handle a larger table for dining or you can use it similar to the current owner’s layout. The back patio has a double-slider set-up – one to the nook and one to the great room.

Sunset dining is magical in this space with the illumination of landscape and pool/spa lighting, along with the soothing sounds of the patio fountain. The backyard is so beautiful at twilight.

Gorgeous artisan fans (inside and outside the home) compliment the staycation-vibe throughout the home. Inside, the great room details full-length, custom window coverings and a surround-sound set-up (get ready for movie nights).

The kitchen features an expansive island for food prep and plenty room  for bar seating. Close to the nook and office area, is a large kitchen pantry and the formal dining area (currently an office) is the butler’s pantry with wine refrigerator.

All GE Café appliances in the kitchen, barn doors in the Primary BD for additional privacy and separation, garage racks in the three-car tandem garage, and so much more (upgrade sheet available).

This floorplan is fabulous – the Primary BD is separate from the other two bedrooms bedrooms – it is a thoughtful and smart layout for daily living and entertaining. We love that the minute you come into the home and enter the great room, you have incredible views of the backyard. We also like that you can see the pool area pretty well from the kitchen, great room, and nook (and you can keep an eye on guests when you have visitors).

The HVAC unit was originally near the Primary BD and has been relocated to the side yard to minimize noise in the Primary bedroom (heat is in the attic). The home also includes a whole house fan – which can cool off and air out the home quickly in the morning or evening (a must have in our area).

Be sure to view the video + photos for drone footage, which also includes a peek of nearby McCormick Park, views to the West and North – and why this is a great house to call home. Per the builder, there is a hopeful January 2023 neighborhood completion goal for the construction of remaining models/lots.

Buyers to verify zoning – you also have the new High School at Twelve Bridges – home of the Raging Rhinos. There are numerous medical facilities nearby and more (Kaiser and Sutter). See all the links on this page – there’s so much to do in Twelve Bridges, Lincoln, and Placer County.

Partial View of McCormick Park

Location Info + Fun

Commuters: you will have access to Hwy 65 via Twelve Bridges Drive. If you continue North – up Twelve Bridges Drive, it does connect to Sierra College Blvd – connecting you to Penryn and Loomis.

This home is part of Twelve Bridges (southeastern tip) in Lincoln, California, and is just NORTH of Rocklin and WEST of Loomis.

McCormick Park was formerly part of Joel Parker Whitney’s “Spring Valley Ranch” and the park has trail access off Nisenan Valley Drive at the bend, closer to Ridgecrest Drive. There is a lot of cool history locally as the ranch at one point spanned close/near 1200 acres that covered  Lincoln, Rocklin, Penryn, and Loomis (the twelve bridges – of ones remaining, three are at Catta Vedera Golf Course and the rest were/are in Rocklin). Whitney’s ranch spanned across Lincoln, Rocklin, and Penryn.

Golfers will have numerous options – both public and private. Catta Verdera is a nearby private Country Club with various membership options. Nearby you also have Sun City Lincoln Hills, Turkey Creek, Whitney Oaks GC, and Top Golf for a fun night out.

Nearby, you have the Traylor Ranch Bird Sanctuary, Mandarin Orchards sprinkled through Penryn, Lincoln, and Loomis, Numerous Breweries (GoatHouse and Dueling Dogs), Wise Villa Winery and Ciotti Cellars, Thunder Valley Casino (home to great concerts and comedian shows, spa, dining, and much more). Skydive Sacramento in Lincoln – for our air thrill-seekers.

Fall/Winter – you must check out all the local farms for our area’s famous mandarins (Festival is in Auburn in Mid-November). There’s a lot of farms to the north and east of the property – definitely worth a deeper dive on VisitPlacer.com’s website and be sure to check out all the links we have posted above.

MLS# 222099300 • the 3D/360° tour covers the interior, exterior (including side yards), and does include views of the neighborhood lake and park.

Fresh new price: $729K  (8/10)

This former model Meritage home features over $80K in builder upgrades and a sparkling interior with a downstairs bedroom and full bath, 3-car tandem garage and much more. Some upgrades include, but are not limited to: maple cabinetry, stone counters, beautiful black splash in the Kitchen and primary bedroom., custom window coverings, and designer paint choices.

The home also details private neighborhood lake views off the front of the home. The neighborhood lake is accessible for all neighbors with a catch and release policy (in the evening you’ll see folks strolling around the perimeter – it’s a happy environment). The lake is also a great place for group photos (including a fav destination for prom photos).

The home is closer to the second gate – hopefully translating to limiting drive-by traffic to those that live in the immediate area or guests visiting.

Home has been recently repainted (July 2022) and has a newer HVAC (6/2020 – permited), water heater (2022), with fresh mulch and decomposed granite in the yard. The water heater and microwave oven hood have also been updated in 2022.

There is a neighborhood park near the first gate on the corner (3D tour covers views of the lake and park in addition to the home).

The listing agent does have: a Property ID (NHD) on the home, a preliminary report, and HOA docs (available upon request).

This home is in an HOA and gated community overseen by Vierra Moore. Neighborhood is Woodlake Village Owners Association. Mgmt team: Salina McGow.

You’ll also love calling Roseville home for our utility set-up in town – it’s hard to beat – you only have two utility groups – City of Roseville for everything but gas (covered by PG&E). Your monthly budget will appreciate living in Roseville.

Living here you’re close to premium grocery stores (Nugget + Safeway), fantastic food stops, along with local and chain options for stores. We are told a new gym is coming soon, but there are other options not too far away. Top Golf and many other golf courses are within minutes, along with theatres, and the Galleria Mall and The Fountains (outdoor mall).

Nearby you’ll find trails to explore, parks, sports fields, and dog parks. You could even possibly do without a car in this location – you have so many things nearby. You’ll be within minutes of Mahany Park, Martha Riley library, and the Roseville Aquatics Complex. Welcome home!

If you’re curious about the home or have questions that we haven’t answered here – we’re happy to answer your questions or do our best to get them for you! Have your trusted buyer’s agent reach out to us 916-308-2446. Steve Ostrom, Coldwell Banker.

No matter what age range you’re at (well, you know what we mean) – young at heart or young in age – there are so many local clubs and sports groups to explore. From soccer, hiking, biking, football, swim clubs, water polo to knitting, little ballerina classes, and quilt clubs – there is something for everyone. Roseville really does have it all, and if we don’t have it – we’re 1.5hr from Tahoe, even less for Truckee. 2hrs from San Francisco, under an 1.5hr to Napa. Many will be shocked that we even have some vineyards just up the road along with a few cool local breweries. Swimming is a big deal in town, and even water polo features a few clubs outside of high school sports. Swimming lessons are hosted at the Summer Sanders pool by Woodcreek High school, but be sure to note that we do have an indoor pool option at the Mike Shellito Indoor Pool. Soccer at different levels and ages too – from club to competitive. Dog lovers also have a few options for dog parks – Hughes Park nearby and another one by one Mahany Park (Bear park). Also, West Park H.S. proudly opened its doors as the newest Roseville high school addition. At “The Fountains,” you’ll find weekly farmer’s markets along with an amazing outdoor shopping experience. Across the street is the “Galleria Mall” with just about every local store you can think of … We currently have three libraries – Martha Riley (close by), Maidu Park (also home to a large volume of baseball diamonds, museum, skate park, and covered soccer / hockey field), and the City of Roseville Public Library (by Royer Park). I also strongly encourage some exploration in Historic and Downtown Roseville – learn some history, grab a tasty meal, and be sure to check out the crooked bridge. If you have questions about the area – we’re happy to answer!

This area only continues to improve on local offerings, on top of how amazing Roseville ready is with local amenities already at your finger tips. The Nugget at Blue Oaks and Woodcreek Oaks, along with an amazing existing Safeway (and a new Raley’s store as well off Blue Oaks). Plenty of local parks offer expansive trails to explore. AMany large companies continue to call Roseville home, with many new additions (including a large Amazon plant). At this time of year – we have many mandarin orchards exploding with tasty citrus options (Penryn, Loomis, Auburn) – and you have fruiting trees in your yard.

SOLD • 7/2022 – MLS# 222070962  A rare Roseville find: an updated, one-story home with a large workshop within a block or two of dining, shopping, and Downtown Roseville.

At the foyer, a stunning open-beam, vaulted ceiling welcomes you to a living-dining room combo. The space details great natural light with the fantastic front window set-up.

A spacious bonus room includes an intimate office space – the perfect retreat with a book or workzone. You have slider access to the back patio and the side yard.

A cheery and welcoming kitchen opens to the family room and a chic live-edge coffee bar. The sellers have LOVED having a Bosch dishwasher! The kitchen has a peek through to the bonus room – keeping the “Chef du Jour” social with guests (not to mention great functional design for pool parties and entertaining to pass dishes across).

The home has smart-home features sprinkled throughout the home (thermostat, cameras, keyless entry, and illuminated outlets). You’ll love the spacious and updated interior laundry room.

The primary bedroom overlooks the backyard and details two separate closets (with one that appears to have a cedar lining*) and we like that the vanity is separate from the shower and lavatory area for additional privacy and separation.

An expansive covered patio includes a ceiling fan and light next to the pool with room for large tables (stay cooler on Summer and BBQ nights). The interior fencing keeps little ones safer from the pool and four-legged friends out. The raised garden beds and shed are welcome additions – crafting the perfect backyard space.

The workshop features an office and separate storage – separated by a door. The storage area has a roll-up garage. The seller did have ADU plans drawn up in September of 2020, but were never implemented. There is currently no bathroom nor kitchen, but it’s an amazing space.

The discrepancy from tax records – we do have an appraisal with measurements from when the sellres purchased the property, but you’ll notice the difference once on-site.

Near: Trader Joe’s, Estates Park (around the corner), Baker Ben’s, Miner’s Ravine trail, and you’ll have quick freeway access off Douglas Blvd. Roseville is home to numerous major shopping centers: Galleria Mall and our outdoor mall, The Fountains. Welcome home.

The listing agent does have the natural hazard disclosure available, along with a preliminary title report. Please have your trusted buyer’s agent connect with us. 916-308-2446.

Welcome home.

8/13/22 Price improvement – $590,000

Updated comments: the seller has loved calling this space “home.” Simple relocation. Home is priced to move!

If you showed the home previously, be aware some of the plank flooring is being replaced by the builder at the end of August as well as the baseboards in those replaced flooring areas.

MLS# 222064247 – If you’re seeking a cul-de-sac location and looking at newer homes and need extra storage for vehicles – this 2021 Lennar-built house could be the next place you call home.

This popular floor plan sold out at Lennar “Sonoma Ranch” subdivision. This area is solely single-story homes, which means increased privacy for you with no neighboring two-story homes along with having almost a ¼ acre lot.

The four-car garage layout with a drive-through means shade protection from Summer rays on your vehicles (hopefully too less damage from the sun), increased safety for car/truck and tools storage so you’re not unloading items constantly, a great space for working on your cars, and/or storage for outdoor recreational vehicles or boats.

Inside, you’ll love the open floor plan with three separate wings for the bedrooms – great for increased privacy and separation. And whether you need it now or possibly down the road – multi-generational living. Or perhaps you work from home and want that separation and distancing from others in the home.

The backyard is a blank slate ready for your imagination: outdoor kitchen, pool, gardening, or however you envision. The space is ready to roll and is a nice flat lot that’s ready for your additions.

Nearby at the end of the court, you’ll find access to a sidewalk that will lead you to the neighborhood park (Feather River East Park – scroll through the photos –  you’ll see the google snapshot with visuals, along with the park signage)

If you’re a veteran – there is a VA loan that is assumable at last year’s lower rate. We have a lot of great lenders at our fingertips for any questions (scroll down)

For a safer viewing experience of the interior of the home – be aware there is a 3D Matterport tour to explore.

What’s nearby?  The Toyota Amphitheatre, Hard Rock Hotel (for concerts, food, and entertainment), Plumas Lake Golf Club, Numerous Wildlife Areas, Bird Sanctuary (Bobelaine Audubon Sanctuary), and more. Shopping or Dining? You can head down to Roseville or to Yuba City and Marysville. You’re close to Hwy 70 and Hwy 65 access. Beale AFB is east of the property (approx 29min away).

The listing agent does have the natural hazard disclosure available, along with a preliminary title report. Please have your trusted buyer’s agent connect with us. 916-308-2446.

Welcome home.
