This stunning, custom-built home functions like a single-story home with a bonus room on the second level. Driving to this cul-de-sac location, you’ll notice that the Woodbridge Ranch neighborhood exudes luxury, style, and larger lot homes. Two parks, fish-stocked pond (catch and release), sport courts (with even night-time lit courts), and much more with multi-use trails (including equestrian).
One of the best features the seller has loved about this home is the layout and navigation of the home – the bedrooms are to the right side of the home, while the left wing of the home and backyard are an amazing indoor or outdoor solution for intimate gatherings or grand soirees.
The kitchen overlooks the front yard, family room, and nook with a door to the front covered patio and details bar area seating at the kitchen island. And how beautiful is the Savage cabinetry throughout the home? (a local luxury cabinet builder and designer) Be sure to check out the walk-in pantry by the staircase. The whole house fan is also located off this staircase.
Off the kitchen and up the stairs, you’ll find an expansive “bonus room” (that’s also sound-proof) – that would function great as an office space, workout room, or a craft or gaming room (we’re thinking maybe even a “in-home” theatre room might be cool too).
The main living area features hardwood flooring (recently resurfaced), a double-sided fireplace shared with the living room that can start up via remote, and a fun wet-bar set up that backs up to the patio (you’ll be the “host with the most” making fun drinks for poolside guests).
There is backyard slider access off the breakfast nook, family room, and primary bedroom. The laundry room also has backyard access near the breakfast nook which includes a full bath option for rinsing off (a great option for pool guests). One of our other favorite hidden gems is in the laundry room – a large storage walk-in closet – a crafter’s dream storage set-up!
Heading to the right side of the home, you’ll pass the foyer, formal dining room and living room, and powder room. The three bedrooms are near the front of the home with a lovely hall bath, while the primary bedroom is towards the back near the backyard. The primary bedroom suite features a large sitting area – possible workout zone, library, zen zone, or a sleep retreat for young ones. The primary bath is updated and gorgeous with a stunning shower set-up and soaking tub.
Heading out to the backyard, the covered patio that goes the width of almost the entire house – features recessed lighting and is a desirable shade escape for guests. You’ll love the pergola with fan and light for additional outdoor living space with adjacent outdoor fireplace. At .6874ac* it’s a larger lot with plenty of green grass even with a pool and spa. The mature trees along the perimeter of the yard craft a park-like environment in the backyard. The pool is heated and the spa’s heater has been recently updated. This stunning landscaped yard has it all – including thoughtful details to hide the pool equipment and transition to the front driveway.
Towards the front of the home – the half-circle front driveway is a lovely addition and lends a regal feel to the curb appeal (updated in last five years). A separate long driveway goes up to the three-car garage (side yard facing entrance) – no parking issues when you have visitors and the garage is not the central focus of the home’s facade. You have a gorgeous front porch and half-circle driveway with a more East coast appeal.
The WoodBridge neighborhood features fun and events at the holidays along with two parks, a fish-packed pond (catch and release), playground, and multi-use trails to explore. See the website for more details and offerings. Seller has pre-ordered HOA docs on this property. We also have an NHD and preliminary report available for buyer review.
Location wise – you’re close to dining, great shopping, and you’ll have quick access to Sierra College. Last, but definitely not least – you have top-rated schools nearby, including being part of the Eureka School District (buyer to verify).

Location + Activities
No matter what age range you’re at (well, you know what we mean) – young at heart or young in age – there are so many local clubs and sports groups to explore. From soccer, hiking, biking, football, swim clubs, water polo to knitting, little ballerina classes, and quilt clubs – there is something for everyone. Roseville really does have it all, and if we don’t have it – we’re 1.5hr from Tahoe, even less for Truckee. 2hrs from San Francisco, under an 1.5hr to Napa. Many will be shocked that we even have some vineyards just up the road along with a few cool local breweries. Swimming is a big deal in town, and even water polo features a few clubs outside of high school sports. Soccer at different levels and ages too – from club to competitive. At “The Fountains,” you’ll find weekly farmer’s markets along with an amazing outdoor shopping experience. Across the street is the “Galleria Mall” with just about every local store you can think of … We currently have three libraries – Martha Riley (close by), Maidu Park (also home to a large volume of baseball diamonds, museum, skate park, and covered soccer / hockey field), and the City of Roseville Public Library (by Royer Park). I also strongly encourage some exploration in Historic and Downtown Roseville – learn some history, grab a tasty meal, and be sure to check out the crooked bridge.
