We’re often asked, “What will the taxes be on this property?”
The info below and links will hopefully help you get started on your “tax bill” search in Placer County. You mustALWAYS verify ANY info directly with the Placer County Tax Collector / Treasurer Office and Assessor at 530-889-4120.
Scroll down below for more info, links, and screen grabs.
We are NOT tax experts. All items below are for entertainment value only and any person / party using this post as a tool to search, understands it’s their responsibility to verify all info below directly with the Placer County Tax Assessor and Treasurer re: all tax bill information. We cannot search this for you for liability reasons, but hopefully you’ll find information here helpful.
This video is OLD – maybe 2015? (we’re so skinny here – bless our hearts, but there are some good nuggets in this video)

To Retrieve a Property’s Tax Bill in Placer County
—————————————
#1 Tax Bill Search
Here is the Placer County government for ALL items – generic primary website: https://www.placer.ca.gov/ (since they frequently like to change URLs instead of forwarding them – uggh).
Visit https://common3.mptsweb.com/mbc/placer/tax/search and plug in any of these three options below to gather your desired property’s tax bill. There should be a drop-down menu to select which one you prefer (APN, Assessment, or address)
Option info input 1 The APN or assessment # for the property.
Option info input 2 The property address for your property (I recommend numerals + just the street name, less is more)
Hit SEARCH: then after you have entered your criteria (one of the options above), select / hit “search” (top right).
VIEW Details: You should now have a property to select with its APN number to “View Details” (in green)
#2 Tax Details Page
PART 2: Be sure to see all the options (as of 2025) for taxes, assessment info, tax code info, or VIEW TAX BILL.
Voila, you’re done and you should have your Tax Bill PDF downloaded. If you’re still having problems, post a comment below or shoot me an email and we’ll help you out.
#3 Where do you see Mello-Roos?
First, what is Mello-Roos? (from the Placer County Government Website – definition below)
The Mello-Roos Act of 1982 provides a method for local governments to finance public facilities. This legislation allows taxing entities to designate specific areas as “Community Facilities Districts” (CFDs) and, with the approval of two-thirds of the qualified voters, allows these entities to issue bonds and collect special taxes (in the form of direct charges) to finance such projects. The direct charge you pay is used to make the payments of principal and interest on the bonds.
Be aware on some tax bills – info may have long text and so it may not be as readily clear how to see Mello-Roos (MR). Another great tool is asking if the listing agent (if an active listing) has the NHD (natural hazard disclosure) which may detail if a property has Mello-Roos and possibly additional information on taxes. We have to be mindful that we’re not tax experts nor in charge of how items are marked reflecting any said tex. The best source is to contact the county tax assessor / treasurer as the gold standard, but hopefully this gets you started on understanding the property tax bill.

REALTOR Steve Ostrom talks with Appraiser Ryan Lundquist about the agent perspective and the appraiser perspective about an agent meeting the appraiser at the property, at the time of appraisal with paperwork on comparables (called comps) and giving insight to those comparables which may not be readily available on the internet or know because a home may not have been on the market that long.
Ryan also explains his thoughts, on the best approach, what to say and what not to do as an agent … it gives sellers a good perspective on what we do as listing agents, but also what we as agents, are dealing with when approaching an appraiser. Each appraiser is different and will have a different take on the listing agent meeting the appraiser to discuss comps …
Give us your thoughts? What do you think?
Thanks Ryan for your interview, as always! It’s always great to get another person’s perspective so we can stay fine tuned.
